Reasons For Refusal

1. Number 10-12 Patrick Street occupies a corner site within the Peel Conservation Area, the rear roof slope of which is visible from Mill Road, Station Road and Station Place. The proposed dormers by reason of their size, position within the roof slope, close proximity to one another and their relationship to the windows on the rear elevation, would have an adverse impact on the character and appearance of the building and the terrace within which it is set as seen from the adjacent public highway. The character and appearance of the Conservation Area would be harmed as a result.
2. This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
