In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby APPROVE the application made by you on behalf of
County Homes (I.O.M.) Ltd
Erection of dwelling (amendment to previously approved PA 97/1806) including cellar and integral garage, plot 3, land adjacent to Twisted Chimneys, Main Road, Glen Vine, Marown
which was considered on the 27 November 1998, subject to the compliance with the conditions or modifications specified on the attached schedule, numbered 1 to 9.

Note 1: This permission refers only to that required under the Town & Country Planning Acts and does not include any consent or approval under any other enactment, byelaw, order or regulation.
Note 2: NO WORKS MAY BE COMMENCED UNTIL SUCH TIME AS -
- a) the time for requesting a review of the initial decision has expired; or
- b) any review of the initial decision has been completed; or
- c) the time for requesting an appeal in relation to any decision at review has expired; or
- d) any appeal has been completed.
Note 3: Rights of review against the decision are attached.
1 The development hereby permitted shall be commenced before the expiration of four years from the date of this notice.
2 The building may only be used as a private residence.
3 No planting may be installed within the visibility splay of the main entrance.
4 The roof/roofs must be finished in natural slate or a high quality imitation slate which must be approved by the Committee PRIOR to the commencement of works.
5 All services including electricity and telephone where installed must be laid underground.
6 All subsidiary glazing bars on the windows must appear externally and may not be plastic strips inserted between the panes.
7 No approval is hereby granted or implied to any felling of trees on site. As shown, no trees are likely to be affected and if additional trees which are not shown in the drawings are threatened by the development proposed, their removal will not be sanctioned by virtue of this approval.
NOTE: Felling licences must be obtained from the Department of Agriculture, Fisheries and Forestry before any tree felling occurs.
8 The sewer diversion must be carried out under the supervision of the Department of Transport.
NOTE: The Department of Transport must be advised in advance of the date of commencement of development work on site.
9 The proposed development must be connected to the main foul sewer. There must be no discharge of surface water to the main foul sewer.
NOTE 1: It should be noted that it is a legal requirement that the Department of Transport be advised in advance of all proposed connections to the public sewer(s).
NOTE 2: A Drainage Connection Fee will be payable to the Department of Transport on this development.
NOTE: This decision was made by the Director of Planning in accordance with powers delegated to him under Paragraph 2 (6) (b) of the Isle of Man Planning Scheme (Development Plan) Order 1982.
