Unit 51 South Quay Industrial Estate Douglas IM1 5AT which was considered on 22 January 2004, for the reasons set out in the attached schedule.

Reasons For Refusal

- The site is zoned on the Douglas Local Plan for Light Industrial use; the proposed retail use would
(a) be contrary to this zoning; (b) affect adversely the success and viability of the Town Centre Shopping area; and would (c) in any case be unsuitable in this industrial area.
- There is in the submitted application insufficient information to assess accurately the extent and suitability of the parking provision for staff and customers.
- This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
