Reasons For Refusal

1. The site is zoned on the Douglas Local Plan for Light Industrial use; the proposed retail use would

(a) be contrary to this zoning; (b) affect adversely the success and viability of the Town Centre Shopping area; and would (c) in any case be unsuitable in this industrial area.

1. There is in the submitted application insufficient information to assess accurately the extent and suitability of the parking provision for staff and customers.
2. This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
