The intention is to open an informal 'secret-garden' style eatery at this site, focusing on wood-fired food of local origin, but also offering coffee-shop/bar choices as additional income streams. Following a successful Planning application we will be applying for a license to serve alcohol and play music.
This model was trialled with an event at this site during December 2020 called The Dog's Nollick which incorporated wood-fired pizza, alcohol by the Foraging Vintners and live music until 11pm. There were no complaints about smoke, noise or antisocial behaviour from nearby residents/businesses, and in fact a post event report (submitted to DfE and enclosed within this application) showed some businesses saw a tangible improvement in local trade on the days that the event took place.

Proposed opening hours in the first 12 months would be limited to 2 days per week (noon-11pm), however the intention would be for this to be a full time business by Spring 2022, with live music on some weekends.
No significant changes to the building itself are proposed. Nor is there any visual change from a street-view perspective, aside from a sign painted directly onto the wall.
Replacement windows/doors The double-doors leading from the main building to the yard is wooden and in a state of disrepair. There is a single-glazed glass window either side of these doors. We propose to remove the windows and doors and replace with a double glazed door and full height windows.
Covered area We propose to build a semi-permanent wooden pergolasstyle construction adjacent to the main building to create and indoor/outdoor eating area. This will be covered in a transparent corrugated plastic. See example in Figure 2. From the street this construction will be largely concealed, however as shown in B there is a height differential ( 54 cm visible above wall).
Flue An indoor wood fuelled pizza oven of 1.2-1.5m diameter will be installed in the main building requiring an external flue. The black steel flue pipe will protrude through the roof at the rear of the building, and will not be visible to people at street level.

Access/Egress to the eatery will be via the gates. Customers will access the yard and enter the building via the double doors to the side.
Garage The smaller outbuilding will be primarily for storage and will not be accessible to the public. Parking There will be no vehicular access to the site. Parking will be available at the existing sites in Peel: the promenade, Market Square Car Park, Fenella Beach etc. Whilst it is recognised that parking is in demand in Peel town, we note also that there is no designated parking for similar businesses such as The Boatyard, The Creek Inn, The Royal India, Filbeys etc
Flood risk East Quay is categorised as at high risk for tidal flooding. At the time of writing we have been unable to contact loM Flood Hub. In the 16 years I have resided in Peel there has been no flooding to this area.
All electric points in the property are >1 \mathrm{~m} from floor level. We assess the risk is only to stored food and furniture in the event of a flood.
