Application no. 03/01539/B ### Planning report and recommendations ### General report The application is for an amendment to a previously approved rear porch and the installation of uPVC tilt and turn windows to north and south elevations of detached dwelling in Ramsey. It is understood that the amendment to the rear porch and the installation of replacement windows in the south elevation is retrospective. The amendment to the rear porch does not detrimentally impact on any neighbouring properties and is acceptable. Steve Moore and myself have discussed the installation of uPVC tilt and turn windows in the north and south elevation with the applicant. We advised that installation of tilt and turn windows would be generally acceptable. This conforms with Planning Circular 1/98, which states "Windows not part of the principal elevations and which are not readily visible from a public thoroughfare should preferably have the same or similar pattern of glazing bars as originals, but not necessarily the original method of opening, whatever the material used in their construction." Accordingly the installation of uPVC tilt and turn windows in the north and south elevations is acceptable. It should be noted that the installation of non sliding sash windows in the principal, west, elevation has been previously refused and the decision upheld at appeal. ### Summary of objections/views DoT Highways - no adverse traffic impacts Ramsey TC - no objections ### Recommendations ### Approve Signed A.
