The proposal is to convert an ancillary barn into a self-catering tourist accommodation unit.
The applicant has had a full on-site advisory visit and is aware of registration criteria and the new 1-5 Star Quality ratings standard for Self Catering Tourist Accommodation.
The applicant is aware that the proposal will need to comply with Building Control, Fire Safety, and Health and Safety criteria.
The proposal is for a ground floor lounge/dining area, separate kitchen, WC, and bathroom. On the 1st floor, there would be 2 bedrooms, Double and Twin, for up to 4 persons, and a Gallery area.
The proposed cottage has many traditional features including A beams and small choillaght. In addition, there are extensive woodland, country, and hill views from the proposed cottage.
It is considered that the proposal is in sympathy with current planning policy, specifically the North Western Sector Plan, Planning Circular 11/91.
The proposed cottage is close to the TT course and well located for the visitor with an interest in walking and birdwatching. The proposal is in sympathy with Registration and Grading Commission policy to encourage the development of quality rural tourist accommodation.
