Time limit for reserved matters
This approval is in principle only and will remain valid for a period of two years within which time no development may take place until such time as details of the reserved matters (siting, design, external appearance, internal layout, means of access, landscaping) have been approved by the Planning Authority. Such reserved matters should form the subject of a single application.
Reserved matters details required
The application for Reserved Matters must include: (a) full details of all trees which are to be removed and the reason(s) therefore, and full details of the measures which will be taken to safeguard the remaining trees; and (b) full details of the proposed vehicular access and hardstanding.
Water supply confirmation
The development hereby approved shall not be commenced until such time as the new water treatment works supplying the eastern supply area has been commissioned or an adequate potable water supply is available to the site, to the satisfaction of the Planning Committee in consultation with the Isle of Man Water Authority.
Access design
The vehicular access must be in general accordance with the plan submitted at Review showing the access from the new access road to Ballaughton Meadow (and not to the main Castletown Road).
No footprint approval
No approval is hereby granted to the "footprint" of the proposed dwelling indicated on the drawing submitted at Review.
