In pursuance of powers granted under the above Acts and Order the Department of Local Government and the Environment does hereby REFUSE the application made by you.
Proposal:
Erection of an apartment block of 73 apartments with on site parking, site of former at:
Bridge Garage Bridge Road Douglas IM1 5AH
which was considered on 2 July 2004, for the reasons set out in the attached schedule.

Reasons For Refusal
Application Ref No: 03/01068/B On Review
- By virtue of its mass and height, the proposed building would be out of scale with the existing buildings around the Inner Harbour, and would have an adverse impact on the character and appearance of the harbour, part of which comprises the North Quay Conservation Area.
- There appears to be insufficient space alongside the river to form a satisfactory riverside cycleway/walkway.
NOTE There should be included with any further proceedings in respect of this application or in respect of any subsequent application for the development of this site, either full details of a riverside cycleway/walkway, or a draft Legal Agreement to provide such a cycleway/walkway when required so to do.
