Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
Approved plans
This approval relates to drawing numbers 2192/01,2192/02,2192/03,2192/04,2192/05,2192/06,2192/07,2192/08,2192/09 date stamped the 19th August, 2003, and drawing number 2192/13 date stamped 11th December, 2003.
Rare plants relocation
Prior to the commencement of any works on site a scheme shall be agreed for the relocation of the Subterranean Clover, Suffocated Clover, Rough Clover and any other agreed rare plants to an alternative location, and the scheme shall be carried out before other works commence in accordance with procedure set out in the scheme and carried out under the guidance of the Department of Agriculture, Fisheries and Forestry.
Car parking completion
No unit shall be occupied until the car parking and turning area has been completed to the satisfaction of the Planning Authority.
Construction method statement
No development may commence on site until the Planning Authority has agreed a method statement for the construction of the proposed development. Such method statement should include details of the hours of operation, the construction traffic and parking arrangements and the operation of any building compound.
Building details approval
No development may commence until details of the proposed cills, raised render bands, parapets, Manx stone, balconies, railings and turrets have been submitted to and agreed by the Planning Authority. Such details should suitably explain the proposed material finishes for the building and elevational relief treatment.
Landscaping scheme
No development may commence until specific detail of the landscaping, as shown on drawing number 2192/02, have been submitted to and agreed by the Planning Authority.
Landscaping implementation
All landscaping detailed in the submission required under Condition 7 above shall be carried out in accordance with the approved details. The works shall be carried out prior to the occupation of any part of the development or in accordance with a programme agreed with the planning authority. If within five years from the date of the planting of any tree that tree or any tree planted in replacement for it is removed, uprooted, or is destroyed or dies, or, in the opinion of the planning authority, becomes seriously damaged or defective, another tree of the same species and size as that originally planted shall be planted in the same place unless the planning authority gives its written approval to any variation.
Paint finishes approval
No development may commence until the Planning Authority has agreed details of the proposed colours of the various paint finishes and powder-coated railings.
