which was considered on 18 July 2003, for the reasons set out in the attached schedule.

Reasons For Refusal
Application Ref No: 03/00489/B
- The site is within a draft Conservation Area, and the building is part of a terrace of architectural interest; PVC-framed tilting windows as proposed would reduce this interest and would affect adversely the character of the area.
NOTE It is difficult to understand the submitted drawings; this decision is based on the understanding that the replacement windows would be PVC-framed tilting or fixed casements.
NOTE The applicant is advised to consult with the Department's Conservation Officer with regard to the availability of grant assistance towards refurbishment or, if necessary, appropriate replacement of the existing windows.
NOTE This decision was made by the Planning Committee constituted in accordance with Paragraph 2 of Schedule 1 of the Isle of Man Planning Scheme (Development Plan) Order 1982.
