Proposal: Erection of a block of twenty apartments to replace demolished at: former dwelling The Elms Lezayre Road Ramsey IM8 2TA which was considered on 14 July 2003, subject to the compliance with the conditions or modifications specified on the attached schedule.

Note 1: This permission refers only to that required under the Town and Country Planning Acts and does not include any consent or approval under any other enactment, bylaw, order or regulation.
Note 2: No works may be commenced until such time as -
- the time for requesting a review of the initial decision has expired; or
- any review of the initial decision has been completed; or
- the time for requesting an appeal in relation to the decision has expired; or
- any appeal has been completed.

- The development hereby permitted shall commence before the expiration of four years from the date of this notice.
- This approval relates to drawing numbers $02 / 0028 / 10,02 / 0028 / 11,02 / 0028 / 12$, $02 / 0028 / 13$ and $02 / 0028 / 14$ date stamped the 13th May 2003.
- Sight splays shall be constructed in compliance with Manx Roads 1.
- No other works shall be commenced on site until access with the adopted highway, including visibility splays, have been set out and established to the satisfaction of the Planning Authority after consultation with the Highway Authority.
- The proposed apartments shall not be occupied until the parking arrangements have been provided to the satisfaction of the Planning Authority after consultation with the Highway Authority.
- Prior to the commencement of any works, the developer must consult with the Fire Safety Department; the recommendations arising therefrom must be implemented prior to the flats being occupied.
NOTE: The proposal will be subject to the Fire Precautions (Flats) Regulations 1996.
- All flats must be registered and comply with the provisions of the Housing (Flats) Regulations 1982.
NOTE PRIOR to the commencement of any works/submission of detailed plans the applicant is advised to consult the Development Control Engineer, Department of Transport.
NOTE It should be noted by the developer that it is unlikely in the future that applications for the installation of satellite antennae attached to the front of the building will be favourably received. As such, the developer is encouraged to make arrangements for the installation of one communal supply of terrestrial and satellite television which will serve the whole building with antennae which are discreetly positioned - preferably on the roof or attached to any chimney stacks which may appear on the property.
NOTE The applicant/developer is recommended to consider the provision of access which is suitable for wheelchair users.
NOTE The applicant/developer is recommended to consult with the Housing Inspectorate with regard to compliance with the Housing (Flats) Regulations.
NOTE The applicant is advised to consult the Water Authority with regard to the Water Supply Byelaws.
