The main issue was the impact of the proposed development upon the character and appearance of the Conservation Area and the individual property.
Environment Policy 35
This policy requires that within Conservation Areas, development must preserve or enhance the character or appearance of the Area and protect special features contributing to its character and quality against inappropriate development. The officer assessed the proposal's impact on the Conservation Area and the 1970s-style property's current detrimental appearance in the street scene. The replacement windows, new rear window, gutter, and glass balustrade were found to modernise and improve the property, enhancing both the individual building and the wider area.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
