The proposal sought approval in principle to erect a dwelling and garage on approximately 0.4 acres of land within the 1.2-acre curtilage of Glen Cairn, a residential property in Port Lewaigue, Maughold.

Refusal Reasons

✗The site would appear to constitute around 0.4 acres (0.15 ha) of an overall residential curtilage of around 1.2 acres (0.5 ha) which sits within an area designated on the 1982 Development Plan Order as partly Existing, partly proposed Low Density Housing in Parkland. As the site represents only half an acre, the new dwelling would not be able to sit comfortably in its own acre as is required by Planning Circular 8/89. As such the proposed development would contravene the established policy for this area.
✗In any case, further building on the seaward side of the coast road and so close to the coastal footpath would have an adverse impact on the value of these routes as public amenities.
