Various cracks on the side and rear elevations, probable cause is movement within the Window cills / lintels. Seek structural engineer / contractor advice. LINTELS AND CILLS: Timber lintels and concrete cills show signs of deterioration in various places (side & rear elevations), timber rot of lintels & failing concrete in cills is possible cause of movement in the external walls, this leading to cracks in the render. Seek structural engineer / contractor advice. WINDOWS AND DOORS: Single Glazed, Timber sliding sash windows with timber cills on concrete cills, mostly in a dilapidated condition, various windows already replaced with PVC Casement double glazed windows (W6-W11-W12-W13). D2-W5-W15 dilapidated & boarded shut. GARDEN FRONT: Smooth rendered low level wall with metal decorative fencing and gate, lawn area and concrete paths. GARDEN REAR: Side single timber gate & rear double timber gate both in a dilapidated condition. Smooth rendered high level stone wall, requires repair to lintel and render. Concrete steps to rear door, some damaged concrete paths though mostly trodden soil throughout. RAINWATER DRAINAGE: PVC gutters and downspouts to both front and rear roofs. Front outlet runs off the property and into the lane. Rear outlets run into clay pipe underground drainage, running into a combined sewer. Manhole inspection chamber has collapsed and requires repair/renewal. FOUL DRAINAGE: PVC foul and soil pipework run to the rear of the property with unorthodox routing to an unused outdoor WC, Venting not sufficient and system requires renewal. INTERNAL FLOORS & GENERAL JOINERY: 180x50mm timber Floor joists with assumed spacing's of 400-600mm, topped with 22mm timber floorboards. timber skirting, architrave, staircase with banisters, internal doors and casings throughout. Various signs of wood rot visible, treatment and repairs required. BATHROOMS: 3no. bathrooms, many modifications by previous owner, plumbing and drainage to all bathrooms is of poor workmanship KITCHENS: 1no. kitchen, removed before survey. ELECTRICAL: Mains fuse board in first floor lounge. Electrics generally are heavily modified to a poor Standard. NO RCD PROTECTION. New board and rewire recommended by electrician to bring up to current standards. PLUMBING: Multiple water storage tanks, no central heating system installed. Poor workmanship with a DIY installation throughout the property. Incoming gas connection within the front porch not utilised.
