MAIN ROOF: Strip front of main roof to
install new breather membrane. follow
building control guidelines & Regulations for
re-roof. New breather membrane, felt
support trays, treated timber roofing battens,
lead flashing to chimney stacks and plastic
dry verges as required. Rooflight RL2 to be
replaced and repositioned to match RL1.

Cap-off unused chimneys with clay
ventilators to suit existing. Chimney
specialist to advise on suitability and any
remedial works to lounge log burner and

REAR ANNEX ROOF:

EXTERNAL WALLS:
Contractor to further assess external
masonry walls to advise extent of works.
Cracks to be grinded out and flexible mesh
fitted to stonework with joints being filled
and render repaired to a smooth flush finish.
Ensure sand/cement/lime mortar mix. All
patches of new render to be blended and
matched to existing. Openings in masonry
to be blocked up using dense concrete
blocks/bricks with sand/cement mortar, use
masonry ties as necessary, finish plaster to
match existing.
LINTELS AND CILLS:
Contractor to further assess lintels and cills
to advise extent of works. repair as required
with replacement cills to be precast concrete
to match existing. Any lintel replacement to
be 150x100mm prestressed concrete. DPC
and weep holes as necessary. Make good
render to be blended and matched to
existing.
FIREPLACES:
Block up fireplace using dense concrete
blocks / bricks. ensure air brick built-in to
enable ventilation via hit and miss vents
fixed after plastering.
WINDOWS AND DOORS:
All windows and door to be replaced as per
window schedule. Ensure secure by design
or equivalent. PVC, Grey on white. Windows
to be provided with suitable hit & miss
ventilators to provide 8000mm square
background ventilation to habitable rooms
and 4000mm square to Kitchens, Utility
Rooms and Bathrooms, to comply with Part
F1 section 1 of Building Regulations.
Factory sealed double glazed units to all
windows to be made up as
follows:-Pilkington 4mm Optifloat/12mm
air/Pilkington 4mm K-Glass. With a
minimum Window Energy Rating (WER) C,
or overall U Value of 1.6W/m2K Door
Glazing to minimum U Value of 1.8W/m2K.
Door to receive double glazed units as
windows but with internal safety glazing to
comply with BS 6206 and Part N. Building
Regulations 2014. All new doors and
windows must also been approved by
Secure by Design or have a certificate
issued to this effect by an approved body.All
areas of glazing between finished floor level
& 800mm and any door glazing between
finished floor level and 1500mm above floor
level and any side panels within 300mm of
door should be fitted with safety glazing to
comply with Part N1 ( 1.1 ) Building
Regulations.
GARDEN FRONT:
Make repairs as necessary and paint
external walls and metal railings/gate.
GARDEN REAR:
Excavate for new drainage. Block up side
entrance in masonry & Make repairs as
necessary, All new patches of new render to
be blended and matched to existing
and external walls painted using masonry
paint. Replace Timber gate to rear entrance,
like for like. Upon backfill of drainage lay
100mm of compacted hardcore to allow for
new covering as per clients specification.
RAINWATER DRAINAGE:
New rainwater drainage goods to match
existing PVC. Reposition downpipe leading
to new gulley on rear annex elevation. new
gulley to link with new inspection chamber. .
FOUL DRAINAGE:
New foul and soil pipes to as per layout,
venting above gutter line on rear elevations.
soil stacks to link in with new inspection
chamber.
UNDERGROUND DRAINAGE:
New inspection chamber to carry
rainwater/foul/soil waste and link into
existing. Collapsed chamber to be exposed
and investigated with building control before
connections made. All drainage works
carried out with building control officers
approval.
INTERNAL WALLS & CEILINGS:
New studwalls to be constructed to match in
with existing construction. Generally 3x2
treated timber with 12.5mm plasterboard
either side, skim finished using 2nr. coats of
multifinish plaster. unless otherwise noted..
New/replacement ceilings to be boarded
using 12.5mm plasterboard and skim
finished. Existing ceilings with extensive
cracking to be overloaded where required
using 9mm plasterboard and fixed with
screws at recommended spacing. Strip all
wall coverings to assess extent of works,
Any walls/ceilings in good condition to
receive coating of plasprime bonding agent
and over-skimmed using multifinish thistle.
Carry out repairs to any masonry walls
before over-skimming with
sand/cement/lime mortar to a scratch float
finish. Carry out repairs to internal walls
using thistle bonding and/or timber noggins
with 12.5mm plasterboard before overskim.
Bathroom walls to be fitted with "Multipanel
boards" & tiled as per clients specification.

to approved humidistat. Extract rate to be
minimum 30 Litres/second to comply with
Part F1 Section 1.5 of Building Regulations
- Electric towel rails & underfloor
heating mats specified additionally.
KITCHENS:
Kitchen design as per client specification.
Extract rate to be minimum 60 Litres/second
to comply with Part F1 Section 1.5 of
Building Regulations 2014.
ELECTRICAL:
All electrical works to be carried out by a
competent person. test and certificate in
accordance with BS7671 & Part P electrical
safety. Full rewire to clients specification.

are a standard white PVC Casement, double glazed with a central transom
split. Door styles vary between reconditioned original timber and new PVC
