The officer assessed the key considerations as impacts on the appearance of the dwelling, the street scene, and residential amenity of neighbours.
General Policy 2
This policy permits development in accordance with land-use zoning in the Area Plan for the East (Predominantly Residential), provided it respects the site and surroundings in terms of siting, layout, scale, form, design and landscaping; does not adversely affect the character of the townscape; and does not adversely affect the amenity of local residents or the locality. The officer assessed the minor window alteration against these criteria, finding it acceptable due to its limited scale, consistency with neighbouring properties, and lack of amenity harm.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
Materials approval
Prior to the commencement of the development details of the external finish of the proposed blockwork shall be submitted to and approved in writing by the Department. The detail thereby approved shall be carried out in accordance with that approval. Reason: In the interests of the visual amenity and the character of the area.
