The application site is designated under the IOM Development Plan Order 1982 as Woodland and High Landscape or Coastal Value and Scenic Significance and therefore not designated for development and therefore is contrary to General Policy 3 of the Isle of Man Strategic Plan 2016. 2. By virtue of its size, scale and location and without adequate justification the visual impact of the development is detrimental to the rural landscape of the countryside in which it sits contrary to both Environment Policy 1 and 2 of the Isle of Man Strategic Plan 2016. 3.
