Tel 01624 685950 Kinrade Associates Limited 3 The Courtyard Water Street Ramsey TOWN AND COUNTRY PLANNING ACT 1999 The Town and Country Planning (Development Procedure)(No 2) Order 2013 In pursuance of powers granted under the above Act and Order the Department of Environment, Food and Agriculture determined to REFUSE an application by Mr Glenn Kinrade, Ref 15/01197/B, for the Installation of dormer window to front elevation at 4 Market Place East Ramsey Isle Of Man IM8 1JY for the following reason(s): 1. The proposed dormer window on the front facing roof slope, would, by its existence and its scale, form, design and prominence within the street scene, fail to preserve or enhance the character of the area. It would be obtrusive and have an unduly negative impact upon the appearance of the adjacent properties and that of the Conservation Area in general, contrary to Policy R/E/P6 of the Ramsey Local Plan Order 1998 and Environment Policy 35 and General Policy 2 of the Isle of Man Strategic Plan 2007. This decision refers only to that applied for under the The Town and Country Planning (Development Procedure)(No 2) Order 2013. Specifically, a valid appeal must be in writing, signed by the appellant, and submitted to the Department within 21 days of the date of this Notice. To further validate the appeal it must contain: · Payment of a planning appeal fee as prescribed in the Town and Country Planning (Application and Appeal Fees) (No2) Order 2015 (currently £165); · The reasons for making the appeal; and · An election to have the appeal conducted by means of an inquiry (a hearing) or by means of written representation.
