General Policy 2
Requires development to respect site surroundings in scale, form, design and not adversely affect townscape character or locality amenity. The officer confirmed compliance as the window replacements improve the front elevation's appropriateness without harming the Conservation Area or residential amenity.
Environment Policy 35
Permits only development preserving or enhancing Conservation Area character. Assessed as satisfied because the sliding sash style matches originals, enhancing the streetscene despite uPVC material, with rear units retaining traditional opening visible from Castle Rushen.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Sliding sash mechanism
The opening mechanism of the windows hereby approved shall be sliding sash in addition to any facility for the lower sash to also open inward for cleaning and maintenance purposes. Reason: for the avoidance of doubt, and in the interests of protecting the character and appearance of the Conservation Area, in which non-sliding sash units would be inappropriate.
