(1) This approval is in principle only, and will remain valid for a period of 4 years, within which time development may not take place until such time as details of the Reserved Matters (details and materials of construction; specific dimensions relating to the height of the building, lift shafts, and glazed canopy over the atrium; the number of parking spaces; and details of pedestrian access to the site) have been approved by the Committee. Such Reserved Matters should form the subject of a single application. Note: For the avoidance of doubt, it is confirmed that this approval relates to the general arrangement of the building, to six floors of offices, to the general arrangement of vehicle access/egress, to two levels of parking space, and to the total gross

(2) This approval relates to the site as assembled after the land exchange indicated on drawing no. 0173/0/002 Rev. C. Note: No approval is hereby given or implied to works outside this site. (3) All services must be laid underground.
Note: The applicant/developer is advised to consult with the MEA with regard to the siting of an electricity sub-station to cater for the proposed load.
(4) The building and the space around it should be convenient for unassisted wheelchair users; this criterion should be applied particularly to the principal entrances, the lifts, the sanitary facilities, and the parking provision.
Note: The Disability Access Officer at the Mauk Foundation for the Physically Disabled may be consulted hereon.

(6) The application for Reserved Matters must include details of the arrangements for rounder cleaning. (7) The application for Reserved Matters must include indications of the sequence of construction and occupation of the proposed building. Note: These details should comply with the applicant's commitment to construct the building as a single phase.
