General Policy 2
GP2 permits development in accordance with land use zoning and Area Plan if it respects site/surroundings in siting, layout, scale, form, design; does not adversely affect surrounding landscape/townscape character; and does not harm local residents' amenity or locality character. Officer assessed the roof replacement against these, finding the tiles match the main roof for uniformity, enhance appearance from neighbours without public view impact, and cause no amenity harm in the low density housing zone.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals. This approval relates to Drg No JTM-74-P-01 date stamped as received 28th August 2015.
