The Site
The application site represents the curtilage of 4 Brookfield Terrace, Foxdale, a two-storey, mid-terrace property located on the eastern side of the road.
Planning Status
The application site is located within an area identified as being Predominantly Residential Use by the Foxdale Local Plan (Planning Circular 5/99). The site is not within a Conservation Area however the Foxdale Local Plan identifies the Terrace as being "Buildings of Interest" and Policy F/P/RB/2 states:
"All of the buildings referred to in paragraphs 8.2-8.8 inclusive must as far as is possible, retain their original features and appearance."
Brookfield Terrace is included in Paragraph 8.4 and as such this policy is relevant to this application.
Planning History
There are no previous planning applications considered relevant in the assessment of this application.
Representations

The Proposal
This application seeks approval for installation of replacement windows to the front elevation of the property. The new windows would be PVC sliding sash. The existing windows are timber sliding sash.
Assessment
Paragraph 8.4 of the Foxdale Local Plan describes how some of the properties alongside the A3 road, which includes Brookfield Terrace, have been the subject of unsympathetic development, including rendering of the original Manx stone facades. This application would retain the original method of opening to the windows along with the glazing bar pattern and as such the character of the property and the terrace as a whole would be preserved.
