The application site comprises of a farm holding located on the south-eastern slopes of Greeba Mountain in Marown. The site is accessed via a single track road, approximately 2.1km in length and presumed to be un-adopted, which leads from the Top Crosby Road. The application site was the subject of a previous planning approval for the demolition of the existing dwelling, garage and nissen barns and construction of a replacement dwelling and garage. This was permitted 7th March 2006. The approved dwelling was considerably larger in size than the existing dwelling, although this was justified by the relatively remote location of the site and the environmental benefit of removing two nissen huts.
The application site is located within an area identified as being "White Land" by the "1982 Development Order and as such represents the open countryside.
The following previous planning applications are considered relevant in the assessment and determination of this application:
05/92180/B sought approval for the demolition of the existing dwelling, garage and nissen barns and the construction of a replacement dwelling and garage. This was approved 7th March 2006.
07/00176/B sought approval to increase the floor area and make alterations to windows profiles of the approved replacement dwelling and garage (amendment to 05/92180/B). This was refused 10th September 2007.
08/01170/B sought approval for alterations and erection of a single storey link extension. This was approved 29th August 2009.
09/01172/B sought approval for the installation of roof lights to dwelling under construction. This was approved.
Marown Parish Commissioners do not object to this application. The Department of Transport Highways Division does not object to this application.
This application seeks approval the installation of sliding doors in place of a two sets of double doors to the ground floor front elevation. The room to which the doors relate is used as a home gym. The proposed doors would effectively fill the space between the approved pair of double doors. The application has been advertised as alterations and erection of a single storey link extension (comprising an amendment to 08/01170/B). The building has been constructed.
The main issue to be considered in the assessment of this application is whether the proposed sliding doors would result in an adverse impact upon the building or the surrounding area.
The proposed alteration is to the front elevation of the property which is the principal elevation of the building. The sliding doors would have a more modern appearance than those proposed, filling more of the wall area than the approved double doors. The proposed doors are of a less traditional form and proportion than those approved and it is not judged that they would enhance the appearance of the property. However, the proposed doors are within the single storey section of the building which is set back from the main frontage so as to appear subordinate. It is judged that on balance the impact of the proposal is not sufficient to warrant refusal in this case.

The roof(s) must be finished in dark natural slate.
