Reason(S) For Refusal:
- The proposal fails to demonstrate that the standard parking space of $2.5 \mathrm{~m} \times 5.0 \mathrm{~m}$ or the minimum parking space of $2.4 \mathrm{~m} \times 4.8 \mathrm{~m}$ can be achieved within the application site.
- The proposed development would be contrary to part h of General Policy 2 of the Isle of Man Strategic Plan, 2007 by reason that the development would not provide an appropriate, safe and convenient access for all highway users, together with an unacceptable parking, servicing and manoeuvring space.
- The proposed development would be contrary to General Policy 2 of the Isle of Man Strategic Plan, 2007 by reason that it adversely affects the character of the property and the locality.
This decision was made by the Senior Planning Officer in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.
