Within the adopted Isle of Man Strategic Plan 2007, the following policies are considered to be relevant in the determination of this application: General Policy 2, Environment Policy 35.
Assessment
The property is within a Conservation Area. The proposal is to replace the existing windows with uPVC windows. The style and method of opening are to be replicated as the existing windows. I consider the proposal to be acceptable and would not adversely affect the character and appearance of the Conservation Area. I therefore recommend that planning permission be granted subject to conditions.

All leading and coloured glass in the replacement windows must match the existing windows which are to be replaced.
