Refusal Decision Notice
Appendix 2
Town and Country Planning Act 1999
Town and Country (Development Procedure) Order 2005
Penketh - Millar 23 West Quay Ramsey Isle of Man IM8 1DL In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:
Name: Mr \& Mrs Carlo Tramontana Proposal: Erection of a two storey extension to dwelling house at: Ramsdale Grove Mount Ramsey Isle of Man IM8 3HG which was considered on 5th October 2009, for the reasons set out below. Date of Issue: 5th October 2009 Murray House Mount Havelock Douglas
Deputy Secretary to the Planning Committee
Reason(S) For Refusal:
- The proposal, due to its scale, form and design, would appear incongruous and prominent within the streetscene to the detriment of the visual amenities of the area. The proposal is therefore considered to be contrary to General Policy 2 of the Isle of Man Strategic Plan 2007.
- It is judged that due to the proximity of the proposed two storey extension with the boundary shared with Wencelling, there would be an overbearing impact upon Wencelling which would be detrimental to the amenity currently enjoyed by occupiers of that property. The proposed development would therefore be contrary to General Policy 2 of the Isle of Man Strategic Plan 2007.
This decision was made by the Senior Planning Officer in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.
