Planning Status And Relevant Policies
Within the adopted Isle of Man Strategic Plan 2007, the following policies are considered to be relevant in the determination of this application: General Policy 2, Housing Policy 6
Assessment
The application site is currently a vacant retail shop with a self contained flat. The proposal is to convert the premises into one dwellinghouse. The area is zoned as predominantly residential. I consider the principle of the change of use to be acceptable.
The proposed alterations to the building are relatively modest and would not adversely affect the visual amenities of the street scene.
Since the property is currently partially used as residential. The proposed use would not increase the number of vehicles parking within the area or visit the site. The Highways Division of the Department of Transport have not objected to the scheme.
I therefore recommend that planning permission be granted subject to conditions.
