Within the adopted Isle of Man Strategic Plan 2007, the following policies are considered to be relevant in the determination of this application: General Policy 2, Paragraph 8.12.1, and Environment Policy 32

Assessment

This is a joint report for Registered Building Consent and Planning Permission for erection of a sun lounge extension to replace the existing conservatory. The eaves detailing of the proposed sun lounge extension is trying to replicate the existing bay window detailing. The extension is relatively modest. The applicant's agents have been in consultation with the Conservation Officer regarding the proposal. The Conservation Officer is content with the proposal. It is considered that the proposed works would not adversely affect the setting or character of the Registered Building. It is recommended that planning permission and Registered Building Consent be granted.

C 1. The development hereby permitted shall commence before the expiration of four years from the date of this notice.

C 2. This consent relates to the erection of a sun lounge extension as shown in drawing numbers WL/09/1117/3, WL/09/1117/4 and WL/09/1117/2B date stamped 26th June 2009.

C 3. Prior to the commencement of works, a sample panel of the proposed stonework shall have been constructed on site and been approved in writing by the Planning Authority and thereafter the works shall be carried in accordance with the approved panel. The sample panel must be measure 1 m .
