The Site
The application site represents the curtilage of 16 Stanley Road, Peel, a mid-terrace property situated on the north eastern side of the road.
The Proposal
This application seeks approval for the installation of replacement windows and doors to the property. The proposed replacement windows would be uPVC sliding sash. The front door would be a composite uPVC door finished in green.
Planning Status
The application site is located within an area identified as being mixed use by the Peel Local Plan. The site is located within the Peel Conservation Area and as such Environmental Policy 35 of the Isle of Man Strategic Plan is specifically relevant. This states:
"Within Conservation Areas, the Department will permit only development which would preserve or enhance the character or appearance of the Area, and will ensure that the special features contributing to the character and quality are protected against inappropriate development."

The following previous planning applications are considered relevant in the assessment and determination of this application:

88/00115/B sought approval for the insertion of a dormer window to the rear of the property. This was approved at appeal.
REPRESENTATIONS Peel Town Commissioners do not object to this application. The Department of Transport Highways Division does not object to this application.
ASSESSMENT The existing windows and doors are not original to the property. The proposed windows would replicate the method of opening and glazing bar pattern of the original windows and as such would preserve the character of the Peel Conservation Area in accordance with Environmental Policy 35. The front door is of a traditional design and would also comply with EP35.
RECOMMENDATION Permit.
