In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:

which was considered on 24th July 2009, for the reasons set out below.

Reason(S) For Refusal:
- By reason of its extent relative to the existing arrangement of windows on the neighbouring property the proposed development would cause unacceptable harm to the residential amenity of 4 Elm Drive. As such, the proposal is contrary to Policy O/RES/P/21 of Planning Circular 1/2000 and General Policy 2 of the Isle of Man Strategic Plan 2007.
This decision was made by the Senior Planning Officer in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.
