Planning Status And Relevant Policies

Within the adopted Isle of Man Strategic Plan 2007, the following policies are considered to be relevant in the determination of this application: General Policy 2 and Environment Policy 36

Assessment

In respect of the impact on Buck's Road, the proposed dormer windows are relatively modest and will detract from the general character of the streetscene. It is considered the proposed dormers will not cause demonstrable harm to the visual amenities of the streetscene.

In respect of the impact on Christian Road, the proposed rear dormer will be visible from the public highway of Christian Road, which is within a Conservation Area. The proposed dormer windows will not adversely affect any views out of the Conservation Area.

Overall, I therefore recommend that planning permission be granted subject to conditions.
