Site
The application site forms the residential curtilage of Fo Cronk, Sulby Glen, Sulby, which is a single storey detached property which is located on the western side of Sulby Glen Road, south of Sulby Crossroads.
Land Use Zoing / Planning Policy
The application site is within an area recognised as being an area of ‘white land’ not zoned for development, under the Isle of Man Development Plan Order 1982. The site is not within a Conservation Area, however is set within an Area of High Landscape or Coastal Value and Scenic Significance.

Proposal
The application seeks approval for the erection of a conservatory to the rear elevation. The proposal would have a rear projection of 3.6 metres, a width of 4.8 metres and a ridge height of 3.7 metres.
Representations
Lezayre Parish Commissioners have no objection but does the potential buyer have agricultural status?
Highways Division:- "Do not oppose" The Authority has received no privately written representations objecting to the application.
Assessment / Recommendation
The proposal would be a modest extension to the existing bungalow to the rear elevation. It is considered the proposal would be in keeping with the existing property and therefore have no adverse impact upon the visual appearance of the property.
Additionally, it is considered the proposal would have no adverse impact upon neighbouring residential amenities, given the distance the proposal would be from any neighbouring property.
Recommendation
It is considered that the proposal would comply with the relevant planning policies of The Isle of Man Strategic Plan (20th June 2007), for the reasons set out in this report, accordingly, it is recommended that the application be approved.

C 1.
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
C 2. This approval relates to the erection of a conservatory as proposed in the submitted documents and drawing 09/26/01 all received on 14th April 2009.
N 1. It should be noted to any potential purchaser, that the original planning approval for the agricultural dwelling (AP42268), attached a condition which stated that:- "The dwelling must be occupied by a farm worker or a person engaged in agricultural and such tenancy must be subject at all times to enquiry and approval by the Planning Committee." The agricultural tie is still in force and therefore the occupier must comply with the above condition. Fail to do so will result in the appropriate action to be taken. bene 2615609
