In pursuance of powers granted under the above Act and Order the Department of Local Government and the Environment does hereby REFUSE the following application made on behalf of:

which was considered on 21st May 2009, for the reasons set out below.

Reason(S) For Refusal:
- The property is situated within the Silverdale Conservation Area where the Department has a responsibility to seek to preserve or enhance the Area and the properties therein - as set out in Planning Policy Statement 1/01 and Environment Policy 35 of the Strategic Plan. In this case existing timber framed sliding sashes are to be replaced with plastic-framed casements and a simple vertically boarded front door is to be replaced with a plastic door with modern glazing within it. These changes are not considered to either preserve or enhance the property as required and there is no information provided to justify the replacement of the timber framed sliding sashes as required by Planning Circular 1/98 - the Replacement of Windows and Doors.
Note: If the existing timber framed sliding sash windows warrant replacement, and further information is required to justify this, where these are readily visible by the public, they should be replaced by sliding sash windows to match the existing, irrespective of frame.

material. The ground floor front elevation windows are not original and there is an opportunity to enhance the appearance of the property through the introduction of new sliding sash windows to match those in the first floor.
If the existing front door warrants replacement, it should be replaced either with something to match the existing or, alternatively if glazing is required, a four panel door with the top two panels glazed.
This decision was made by the Senior Planning Officer in accordance with the authority delegated to her under Article 3(13) of the Town and Country (Development Procedure) Order 2005.

- The time for requesting an appeal has expired; or
- Any appeal has been determined;
Whichever is the later.
Any appeal against this decision must be in writing and must be received by this Department within 21 days of the date of this notice.
