Client - Mr Jonathan Bradburn Project: - Widening of Existing Entrance, Lowering of General Driveway Level \& Formation of Turning/Parking Area
The current application is for the following:
Widening the existing driveway entrance onto the main road.
Lowering the general driveway within the curtilage of the property.
The formation of a turning/parking area.
The proposals are necessary to address the following:
The present gateway is too narrow and is hazardous entering and exiting the property, particularly from the south (Ballacraine), where entry can only be gained by crossing the centre line of the road, in addition the present wall/hedging etc. severely restricts visibility, again particularly in the direction of Ballacraine.
$\quad$ The present driveway is some 1.200 mm above the general ground floor level at the rear of the house; this is a constant source of damp ingress.
$\quad$ The present driveway does not allow a change in direction within the property, particularly when towing a trailer, in addition parking is limited with the present drive arrangement.
Discussion were held with Mr D Sewell, Department of Transport, it was noted that the total requirements in terms of visibility splays could not be fully achieved, due mainly to the proximity of the existing entrance to the north boundary and the existing mature tree, but overall the alterations were considered an improvement for the entry and egress of vehicles to this property.
Discussions were also held with Miss Sarah Corlett, Planning Officer, who also considered the proposals to be an improvement in terms of visibility.
In widening the entrance and removing a section of walling the proposal is to also remove the shrub planting and 2 no. small Birch trees not exceeding 6 m high and evergreen overgrown shrubs, these are identified on the survey and photographs. All other trees are to remain. The new boundary from gate to stone wall to be demarcated by low height planting, maintained at a height not exceeding 900 mm
In lowering the general level of the driveway within the property the existing banking to the north up to the boundary it is the intention to form flatter grassed areas to enable safe maintenance to be carried out and the drawings show two general levels, with Manx stone faced retaining walls not exceeding 1.500 high with steps linking the various levels.
