Refurbishment To Create Tea Room
Application Summary
1 Christian Street is a vacant commercial unit that is located just in from Ramsey's Quayside, previously used as a Private Clinic and consulting rooms. Our application seeks the approval for change of use, into a small tea room for the sale of food for consumption on or off the premises which shall only occur between the hours of 11am to 9pm on any day of the week.
The consumption and the sale of alcohol will NOT be permitted upon the Premises.
Tea Room Description
Higher-end market, with an indulgent old-fashioned interior/exterior. Dark wood, burnished brass, creams, bronze mirrors and velvet curtains are one way of illustrating this objective, along with comfortable velour seating in private booth alcoves.
The size constraints of the tea room area, evidently will limit the amount of customers at any one time, indeed this operation will be on a significantly lesser scale than many other similar catering outlets within the town centre.
Low Odour Emissions
To alleviate any possible objections on cooking odour grounds, we give reassurance that any odours will be efficiently filtered, and immediately uptaken via a modern vented extraction system, (the latest & quietest model) emanating directly to the roof height of the building above, totally removed from street level.
Furthermore, the odours produced in a kitchen of this size will be minimal, please also note that the classic style of food prepared will not therefore give off 'strong, pungent aromas', unlike similar ethic or deep-fried foods prepared by nearby outlets.
Proposed Adequate Signage
As part of plans to significantly improve the external appearance of the building and subsequently, the streetscape, a Victorian style shop front sign is thought appropriate, together with a back-lit menu box. On the side elevation, (Auckland Lane) we propose another sign, or rather artwork, consisting of a decorative photograph within a thin wooden frame, akin to the embellishments of a French country café.
Minimal Internal Alterations
Absolute minimal alteration to the interior is required, except for the removal of a stud partition wall to create an open space for the tea room. Lastly, the creation of a Fire Exit through one of the proposed kitchen walls is required, creating a twin-door fire break lobby.
NB: No alterations to the exterior.

Shop below: - Fire Doors, Automatic Smoke & Heat Detectors, Brea Glass fire alarm point, audible warning device, emergency lighting, fire blanket, fire extinguisher.
Proposed additional precautions: 2 C02 Fire Extinguishers in kitchen area, further break glass fire alarm point, proposed new fire doors (as shown on plan).
Car parking:
The approved adjacent development (Fmr. Barry Curran Garage) incorporates 57 Car parking spaces, with a significant number of them designated to public parking.
Adequate amount of carparking on the Quayside, and Christian Street Public Car park, both in short walking distance. The Tea Room will not directly increase traffic flow, no more than it is at present.
Conclusion:
This proposed new business would provide a valuable asset to Ramsey, and will help attract more shoppers to the town.
