Supporting information with reference to the below application and conditions (reserved matters) made on approval in principal 07/00559/A.
Convert mill into a dwelling – Ballakilpheric Road Colby Rushen
Proposed dormer window has been removed as approval for this was not given in the approval in principle.
As noted in the approval in principle the format of the extension roof has been altered so that it is a gable with the ridge running back into the main body of the mill. (the alteration will allow enough headroom for a third bedroom)
Structural engineers report attached.
We have contacted Mrs Blackwell from the Manx Bat Group reference the mill & cottage, from discussions & receipt of letter (copy attached which only notes the cottage; though we discussed both) it is apparent that the appropriate time to carry out a survey to determine if there is a presence of bats is in spring.
We enclose a copy of a letter to the Manx Bat Group confirming that we will engage them to carry out a survey in spring.
As it is not possible to carry out the survey until Spring we would like to confirm that no construction work will commence until such time a detailed report has been provided by the Manx Bat Group with a method statement on how the bats should be dealt with, with out adversely affecting them or their roosts.
The existing track from Schollaby road is to be hard cored and finished with a gravel topping.
