I refer to the appeal in respect of the above planning application.
In accordance with the provisions of the Town and Country Planning (Development Procedure) (No 2) Order 2013, I herewith give notice of the appeal decision.
The Minister for Environment, Food and Agriculture, the Hon R A Ronan MHK, has considered the report, concurs with the appointed person's conclusions, and accepts the recommendation that the appeal should be dismissed. Accordingly, he has directed that the Planning Authority's approval of the application under Article 6 of the Town and Country Planning (Development Procedure) (No 2) Order 2013 should be upheld, and that the application should be Approved subject to conditions. Formal notice of this decision is attached.

In pursuance of his powers under the above Act and Order, the Minister for the Department of the Environment, Food and Agriculture, the Hon R A Ronan MHK does hereby in the name of and on behalf of the Department APPROVE planning application 15/00699/B by John William Cowley for Alterations to building including replacement shop front, windows and roof work, creation of self-contained apartment and removal of chimney stack - 80 Parliament Street, Ramsey, Isle of Man, IM8 1AQ subject to the following conditions:-
Reason: To comply with Article 14 of the Town and Country Planning (Development Procedure) (No 2) Order 2013, and to avoid the accumulation of unimplemented planning approvals. 2. The 2 French windows in the gable wall immediately above the neighbouring property Dolce Vita shall be deleted from the scheme, as shown on Drwg No 04 Revision A received on 3 September 2015.
Reason: In order to prevent any prejudice to the future use or development of the neighbouring property Dolce Vita. 3. The part of the outbuilding marked "Store" on Drwg No JC08, accessed via the new garage door, shall at all times be made available for the parking of a private motor car belonging to a resident of the apartments hereby approved. The apartments hereby approved shall not be occupied until this parking space is made available for such use.
Reason: To provide off-street parking.
Note: This approval relates to Drawing Numbers JC01, JC02, JC03, JC04, JC05, JC06, JC07 and JC08 all date stamped as received on 22 June 2015, and Drawing Number 04 Revision A date stamped as received on 3 September 2015.
