The principle of replacement was accepted as demolition of the existing bungalow, marred by inappropriate flat-roofed extensions, would benefit the locality by removing poor form.
Housing Policy 14
Requires replacement dwellings not substantially different in siting/size from existing (max 50% footprint increase), generally on existing footprint, with traditional design per Planning Circular 3/91 Policies 2-7. Allows larger dwellings if replacing poor form with traditional character or reducing visual impact. Officer applied exception here due to existing's poor form from flat-roof extensions, new traditional Manx farmhouse design, screened location, and improved siting despite 95% increase and 5m shift.
Time limit
The development hereby permitted shall commence before the expiration of four years from the date of this notice.
