1. Introduction This Method Statement is submitted in accordance with Condition 3 of the Planning Approval for the proposed cattle barn at Chibbanagh Farm, St. Marks Road, Braaid (IM4 2AJ). It sets out the approach that will be adopted for the excavation, temporary storage, and re-use of soils and minerals arising from the construction of the new barn. The intention is to ensure that all excavated material remains within the applicant’s landholding, thereby avoiding unnecessary off-site disposal and maintaining sustainable construction practices.

2. Scope of Works The works will involve the excavation of soils associated with the formation of foundations, drainage runs, and the preparation of the barn floor. Topsoil will be stripped across the footprint of the new structure, which measures approximately 36 metres by 19 metres, and subsoil will be excavated to accommodate the structural requirements of the barn. Localised grading and levelling will also be required to establish the correct formation levels for the finished floor. No excavated material will be removed from the site.

3. Excavation Procedure Excavation will begin with the careful stripping of topsoil within the footprint of the barn. This material will be removed to the required depth and set aside for reuse. Subsoil will then be excavated locally to form the foundations, drainage runs, and any required service trenches. Any incidental stone, hardcore, or mineral deposits encountered during the works will also be separated and retained for future re-use within the development or wider farmstead.

4. Storage of Material All excavated material will be stored within the applicant’s farm holding on agricultural land directly adjacent to the development site. Topsoil and subsoil will be stored in separate bunds to prevent contamination. Stockpiles will be limited in height, generally not exceeding two metres, in order to avoid compaction and to preserve the material’s quality for re-use. Where necessary, stockpiles will be shaped to shed water and located at a safe distance from drainage features and watercourses.

5. Re-Use of Material The excavated soils will be re-used within the development and on adjoining agricultural land. Topsoil will be re-spread across landscaped margins and other suitable areas of the farm. Subsoil will be reinstated within the footprint of the barn and

used to raise the internal floor levels of the cattle enclosures and feed passages, which will improve drainage and functionality. Any stone or hardcore arising from the excavations will be incorporated into areas requiring sub-base or fill, including beneath the new concrete floor slab or along existing farm tracks. No material will be removed from site unless it is deemed to be unsuitable for re-use, for example in the case of contamination.

6. Environmental Controls Appropriate environmental controls will be implemented throughout the works to ensure protection of the surrounding land. Stockpiles will be placed at a safe distance from any drainage features, and measures such as silt fencing or sheeting will be introduced if required to prevent soil migration. Dust suppression techniques, including damping down in dry conditions, will be adopted to protect air quality. Vehicle movements will be managed to prevent the spread of mud and debris onto the public highway, with wheel washing provided if necessary.

7. Compliance The excavation, storage, and re-use of soils and minerals will be undertaken fully in accordance with this Method Statement and the attached supporting plans. Any variation to the proposed measures will only be implemented following prior agreement in writing with the Department.
