Rooflights Installation Support Statement
Additional information in support of Planning application :-
Proposed installation of 3 no rooflights
The Holiday unit at Primrose lodge has been subject to renovation and the most recent application was for the addition of a WC adjacent the entrance. This application (ref 14/00879/B) was approved and included works to ensure the previous work was brought into line with a current approval. This was due to the porch not being constructed in accordance with the previous approval 09/00200/B.
The works for approval ref 14/00879/B have not yet been carried out and the applicant wishes to add the installation of 3 small roof-lights to this work.
The roof-lights proposed are to be of a conservation approved style that would be in keeping with the style and proportion of such vernacular buildings, set typically in the countryside.
This was discussed briefly with Mr Ed Riley, who's initial response wasn't favourable. However the exact location of the building and proposed roof-lights wasn't discussed โ it was a general discussion.
Therefore it was felt that an application be warranted as the roof-lights proposed are to the rear (North) elevation which isn't the dominant elevation and is partly hidden from view by the existing property adjacent. The exact location has now been determined and the inclusion of the photographs assists to demonstrate the impact that the proposed roof-lights would have. The dominant elevations are the south โ facing the traffic travelling north, and the east elevation, directly facing the road. The west elevation can only be seen from the hill side beyond, and with the site extending quite a way away, the views would be distant, where such small roof-lights would be difficult to see at all.
It is clear that the rear (north) elevation of the holiday unit is partly hidden from view, and that the roof is barely visible, partly due to the proximity of the existing adjacent building. Additionally as the holiday unit is elevated in relation to the road, the roof area when view from this direction is as mentioned is barely visible and certainly subservient to the other aspects of the building in view.
It is therefore proposed that the roof-lights be added so as to improve the quality of the space internally.
