Design And Planning Statement
The application seeks permission to construct a new entrance off the B39 road to serve the replacement dwelling approved under PAs 13/91094/A and 14/01385/REM.
The existing entrance to Corlea Farm from the B39 road is currently used by the farm itself and the bungalow that is to be replaced.
In constructing a new entrance for the replacement dwelling, the intention is to improve the amenity and general safety of both properties. It is far from ideal that farmyard and domestic traffic should be required to share a single track access.
The proposed new entrance would be sited 22 metres west of the existing access, with requisite visibility splays to be provided in both directions. The entrance would connect to the proposed access road to the replacement dwelling approved under PAs 13/91094/A and 14/01385/REM.
The proposed new entrance and access road would be fully incorporated in to the landscaping scheme that forms part of the reserved matters approval to PA 14/01385/REM.
