General Policy 2
Requires development to respect zoning ('Predominantly Residential'), protect amenity, and ensure good design. Officer confirmed compliance with tests (b,c,g), noting residential resumption in the area and no adverse amenity impacts from roof-level works.
Environment Policy 35
Works within a conservation area must preserve or enhance character. Assessed via relation to historic peaked dormers and recent approval (23/00800/B); proposal's scale and form found not detracting, aligning with positive local features.
Environment Policy 42
New development must take into account locality character and identity. Dormers' peaked design, subordinate size, and matching finishes ensure visual acceptability in streetscene with existing dormers.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with Article 26 of the Town and Country Planning (Development Procedure) Order 2019 and to avoid the accumulation of unimplemented planning approvals.
Materials approval
The dormers hereby approved shall be finished with dark coloured roof finish to match the main house and dark coloured framing system and retained as such thereafter. Reason: to ensure a suitable dark external colour finish to the roof and to marry with the framing details provided in the design statement.
