General Policy 2
General Policy 2 of the Isle of Man Strategic Plan requires development to respect amenity and character. The officer assessed the small-scale bakery and limited hours as compliant, with no undue harm to residents from smells or noise given the mixed-use zoning.
Environment Policy 35
Environment Policy 35 applies to the Ramsey Conservation Area. The predominantly internal works and minor rear vent (an enhancement over existing unit) were found acceptable, preserving the area's character.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Operating hours
The use hereby approved shall not be undertaken outside the following times: 0730hrs to 1500hrs on weekdays and 0730hrs to 1500hrs on Saturdays. The use shall not be undertaken at any time on Sundays and/or Public Holidays. Reason: In order to protect the amenities of the area.
