GP2 permits development in accordance with land use zoning provided it respects the site and surroundings in terms of siting, layout, scale, form, design; does not adversely affect the character of the surrounding landscape or townscape; and does not adversely affect amenity of local residents or character of the locality. The officer assessed the roof replacement against these criteria, finding the light brown tiles in keeping with the existing roof, no significant impact on character or appearance of the property/street scene, and no harm to amenity.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
