General Policy 2
Requires development to respect site/surroundings in siting/layout/scale/design (b), not adversely affect landscape/townscape character (c), and not harm resident amenities or locality character (g). Officer assessed the single-storey scale/projection as respecting amenities of neighbours no.11 (lower/set forward) and Conister View (existing extension mitigates), with no undue harm despite some adverse enclosure increase, and no public view impact.
Paragraph 8.12.1 of the Isle of Man Strategic Plan
General presumption in favour of extensions in built-up areas if no adverse impact on adjacent properties or surroundings. Officer reflected this supports the proposal as single-storey design avoids the harm of the refused two-storey scheme, with neighbour impacts acceptable on merits.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
