General Policy 2
General Policy 2 of the Strategic Plan presumes in favour of development that is appropriate in form, scale, and design relative to the site and its surroundings. The officer tested the re-rendering and porch additions against this, finding the minor-scale changes improved visual amenity and introduced beneficial variety without harming the modest residential character. No Local Plan policies directly applied.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.

Prior to the application of any new render, the applicant must have approved by the Department a colour scheme for the development hereby approved and the development must be undertaken in accordance with these details. Reason: to preserve the amenities of the area.
