The proposed changes increase the mass and footprint of the building but do not change the curtilage size, and the dwelling is not too large for the site.
General Policy 2
Requires development in accordance with Area Plan zoning and other policies to respect site/surroundings in siting, layout, scale, form, design, landscaping; not adversely affect landscape/townscape character or residents' amenity/locality character. Officer assessed the amended dwelling's increased mass/footprint and window changes as compliant, with limited neighbour impact due to no adjacent west development, and no unacceptable appearance changes.
