General Policy 2
Requires development in accordance with zoning and Area Plan, respecting site surroundings in scale, form, design, and not adversely affecting townscape character or locality amenity. The officer assessed the window replacement as respecting the site's traditional terraced character in a residential zone, with no adverse impacts noted on townscape or amenities.
Environment Policy 35
Permits only development within Conservation Areas that preserves or enhances character/appearance and protects special features. The officer tested the uPVC sliding sash windows against this, finding they preserve the area and property by matching the key sliding sash opening method of existing windows, despite uPVC material.
Time limit
The development hereby approved shall be begun before the expiration of four years from the date of this decision notice. Reason: To comply with article 14 of the Town and Country Planning (Development Procedure) (No2) Order 2013 and to avoid the accumulation of unimplemented planning approvals.
Arch headed windows
For the avoidance of doubt, sliding sash arch headed windows are to be installed to all first floor windows within the front elevation of the building. Reason: In the interest of the visual amenities of the individual building, the street scene and the Conservation Area.
