Layout of eleven building plots, roads and sewers, land rear of Vejle to Glen Darragh, Ballenard Road, Douglas.
which was considered at a meeting held on the 10th October, 1986; subject to the compliance with the conditions or modifications specified on the attached schedule.

SCHEDULE OF CONDITIONS Application No. 86/1063
1 The buildings shall not be used for any other purpose unless the indicated on the plan or in the application without the consent of the Committee.
2 The development shall be completed within the period of TWELVE (12) months from the date of this approval WHICH SHALL CEASE TO HAVE EFFECT IN DEFAULT OF COMPLIANCE WITH THIS CONDITION except in respect of any development completed within that period.
3 Subject to the last foregoing condition the development having been commenced shall be carried on to completion in a workmanlike and expeditious manner to the satisfaction of the Planning Committee and if not so completed within the said period of TWELVE months it shall be a further condition of this approval that the applicant shall submit a new application for consideration by the Committee in respect of the uncompleted development.
4 Landscaping and the planting of young trees and shrubs must be carried out, in particular on that part of the site between the property named 'Vajla' and the proposed estate road as shown on drawing number 30.100.3, according to a scheme which must be submitted to and approved by the Isle of Man Forestry, Mines & Lands Board and the Committee PRIOR to the commencement of any building works.
5 No trees may be felled without the PRIOR permission of the Isle of Man Forestry, Mines & Lands Board and the Committee.
6 Substantial quantities of dark brown rustic facing brick must be utilised in the design of the buildings on this site.
7 The proposed buildings on Plots 8, 9 and 10 must be constructed on a building line of not less than 15m to the trees on the western boundary of the site and the buildings on plots 1, 2 and 3 must be constructed on a building line of not less than 10m to the trees on the eastern boundary of the site as shown on drawing 30.100.3.
8 The distributor road must be constructed to the southern boundary of the site.
9 The road(s) must be constructed to hardcore or dense bituminous macadam stage, including construction of kerb foundation and surface water drainage gullies and connections, prior to the commencement of any building construction, to the satisfaction of
10 The road and lookout must be completed entirely prior to the occupation of the dwellings adjoining land or as and there required by, and to the satisfaction of, the Highway Authority and the Committee. NOTE: It is laid back by a law which develops before commencing any road or surface water drainage works, whether or not he desires that the works shall be taken over and adopted for future maintenance purposes on completion. The Highway Authority provides a specification and drawings indicating the minimum standard of materials and workmanship to which work will be approved by them for subsequent adoption for maintenance purposes.
11 The access must be designed and constructed to the satisfaction of the Highway Authority and the Committee.
12 Adequate street lighting must be provided by the developer to the satisfaction of the Douglas Corporation and the Committee. NOTE: Before any light standards are erected the developer should discuss with the Douglas Corporation the siting of each standard.
13 Adequate security in respect of the roadworks and landscaping referred to in conditions (a), (b), (c), (10) and (12) hereof must be provided by the applicant/developer PRIOR to the commencement of any development works.
14 The roof tiles must be a dark colour (black, brown or grey).
15 The proposed development must be connected to the main sewer in a manner acceptable to the Byclaw Officer and the Committee and on terms and conditions to be agreed with the Douglas Corporation PRIOR to the commencement of any building works.
16 All services including electricity and telephone must be laid underground to the satisfaction of the Committee and arrangements for the supply of such services acceptable to the Committee must be made PRIOR to the commencement of any building works.
17 The Mann Electricity Authority must be consulted PRIOR to the commencement of any building works to ensure that an adequate supply of electricity can be made available to serve this development to the satisfaction of the Committee.
