9 Woodbourne Villas, Alexander Drive, Douglas
The Site description:
9 Woodbourne Villas is a three storey terraced dwelling house located to Alexander Drive in the centre of Douglas. It is the fourth house from the North in a terrace of 12 dwellings.
The dwelling comprises four bedrooms with the second floor being located in the roof space as is normal with properties of this period.
There is no on site parking associated with any of these properties and is dealt with in the usual manner of on road parking with parking permits for the residents.
Currently to the rear there is located two separate conservatories which were given planning permission in 2004 (04/00208/B). One infills between the boundary wall to No. 8 Woodbourne Villas and the two storey rear outcrop of the main dwelling and is constructed with a mono pitch polycarbonate roof. The second conservatory is situated to the rear of outcrop and has a typical period pitched roof finish.
Both conservatories give a total area of 16.4m2.
It should be noted that this entire terrace seems to be built on an angle.
The Proposal:
The proposal is to demolish the existing two conservatories located to the rear of the dwelling and erect in their place a new extension which would be finished with a lightweight glazed pitched roof system that would create a orangery feel within the extension. The manufacturer has not been confirmed but Ultraframe is a good option.
One whole area to the rear will give a much more functional space for the property rather than the existing conservatories which are not extremely functional and also very inefficient in terms of energy being wasted.
The walls would be painted render to match the existing walls and windows and doors would be white UPVC to match the existing.
Whilst the front elevations of the terrace dwellings are similar and create a rhythm to the overall street scene the rear elevations have had various additions over the years. To the rear behind the terrace is currently located a blank site.
High level windows to both side elevations have been proposed which replicate that seen in the existing lean to conservatory from application '04/00208/B'. They will have a cill height of approximately 1.8m reducing any chance of overlooking occurring to No.8 & 10 Woodbourne Villas.
The proposal will total 300.1m2 of which 13.7m2 is completely new. The rest is where the existing conservatories are located.
With this being the case the proposal is in its basic form not much larger than the existing floor space and the design would certainly enhance the surroundings rather than be detrimental. It is not felt that there would not be a significant amount, if any reduction of light to the neighbouring properties especially taking into account the proposed glazed roof. This would also reduce the overall impact of the build on the surroundings.
